Neighborhood is nice and quiet and diverse.
Maintenance is kept up really well.
Ethan's Glen is part of the Spring Branch ISD. Frostwood Elementary and Memorial Middle School is in walking distance and are both good schools. Memorial High School is a good school also.
It has a nice central lake with ducks, turtles, and fish.
Easy access to Beltway 8 and I-10.
Close to Memorial City Mall and City Center.
Starbucks, CVS, and some nice restaraunts and bars is in walking distance.
Tax appraisals have been going down the last few years.
$500 per month maintenance fee. The monthly amount is proposed to be raised to $550 a month.
The Home Owners Association has a $1,500,000 loan which each home owner is liable for if the HOA defaults.
Of the $1,500,000 loan, roughly $250,000 is budgeted for landscaping which could be considered excessive.
There are little reserves built up in case of emergencies.
There are a lot of roof leaking issues that the board does not want to remedy. Homeowners are liable for any interior damage to their homes even though the roof will keep leaking after it is patched.
The HOA has a liability to fix 3 year old sewage drain damage, mandated by the government, that runs over Buffalo Bayou and it has not been fixed yet.
There is a Ethan's Glen Trustee. He owns two homes and does not have to pay the $500 maintenance fee for one of them. He also charges hours to the HOA for the "work" he does and gets paid. No other home owner association in Texas uses a trustee.
The HOA board members like to hire ex-board members to do work.
The HOA board members like to hire homeowners to do contract work.
The Ex-Board President was hired to refurbish the Clubhouse costing the homeowners $100,000.
Another board member was paid $60,000 to process invoices.
There is very little effort by the Board to reduce monthly expenses.
Monthly landscaping maintenance costs in 2017 was roughly $7,500 per month. In 2018 to current, it increased to roughly $10,000 per month.
Monthly board meeting review the Ethan's Glen issues first and the homeowners issues last.
